The overall plan will create approximately 250 residential units, an office/retail village common, improved access to the water and extensive walkways and landscaping. This will be the premier waterfront development east of Toronto. The first phase of our project is located on Third St. at the eastern part of the waterfront area near Victoria Hall separated from the marina by an Esplanade. The current plan for the building is a three storey structure with Victorian features and a seaside look. The building will be of a luxury level and have underground parking. The upper floors will be serviced by elevators. The suites will average 1,100 sq. ft. in size with two bathrooms. The location will have an unobstructed view of the harbour with most of the units having a beautiful water view. Cobourg is a town of 17,000 located on Lake Ontario approximately an 1 hour drive east of Toronto. It's origin was as a port and gateway to the Northumberland region of Central Ontario originally settled for agricultural proposes. Established in 1797, it became a tourist centre in the 19th Century, noted for its clean water, wide sand beaches and excellent harbour facilities. During the early settlement of the province, Cobourg was promoted as a logical provincial capital and an extraordinary public building was constructed as a possible legislative assembly. Victoria Hall was restored to its original condition late in the 20th Century and continues to anchor the commercial core as the City Hall and centre for its community activity. Cobourg offers a complete range of recreational activities, shopping centres and a new hospital now under construction. These are the services, which attract retirees moving from within the Greater Toronto Area at the rate of 65,000 per year to various parts of Ontario. The Town of Cobourg has completed the re-development of the
downtown with a $5 million infrastructure project directly to the
north of the subject property. As well they will begin another $5
million project to develop the waterfront directly to the south of
the subject property this summer. This project will include
expansion of the marina from 200 to 500 slips and a series of
walkways and parkland along the waterfront. Harbour Walk is
a short distance to the downtown core, Victoria Hall, Victoria
Park, the beach and marina. The real estate market is active with
very little for sale and certainly nothing in comparison to Harbour
Walk.
